Hello, I am Bobby Zamora, and I am a tenant. I have never done business with such a slimy company before. My experience as a rental agent myself has taught me good and fair ways when dealing with tenants and property owners. Urban Property Management sent over a handyman to change the locks of the front door and the second unit on this property. Without announcing himself or ringing a doorbell, the handyman just walked in and started drilling the doors. Not expecting anyone, I thought we were being robbed. After straightening that out with the police. The maintenance man left all the metal shavings in the hallway. Not paying attention until my friend arrived with her 5 children and informed me that there were metal shavings in front of the landing of the interior stairwell. Her kids could have easily stepped on them and hurt themselves. The property management appears to hire cheap repair people to do the repairs without regard for quality work. The next thing is...(and the list goes on and on and I will be sure to keep you posted). My 2nd floor toilet had been leaking dirty water (sewage) from the bottom of the toilet for months. I even gave my sister, Michele Sanchez (whose name this family home is in, given to me from my mother. It's in her name because I was extremely ill and we feared the worst.).Well, I would have fixed it myself, but I could not lift the toilet by myself. Sewage wastewater was dripping down onto the 1st-floor apartment bedroom ceiling. The damage was so bad that the wood surrounding the toilet had become saturated with waste water. Urban property management saw the brown stains on the ceiling, and instead of replacing the ceiling drywall they just painted over it. I informed my sister i would be informing anyone who moved in about the disgusting bacteria that is present in this bedroom ceiling because if someone were to move in that has kids. They should know thgat the room contains large poopy water stains on the ceiling, and bacteria does not just go away, and someone could get sick. Instead of doing a quality job. they did the cheapest thing possible. As if that was not enough, the lock box key on the front door had been left open and empty on to occassions in the middle of the night at 3 am. I know the time because I had to go to CVS to get some stomach medication, and the lock box was closed when I left. This happened 2 times. And who knows what happened to those keys? I informed the property management company twice verbally in their office. This happened within the first month of doing business with them. It only gets worse as the list goes on in my next post. I would give them a -5 rating in quality of their management of the subcontractors they hire. I can only assume they find the cheapest maintenance people to get as much profit as they can.

My experience so far has been pleasant. George and Amy both respond to my questions quickly. Email is the preferred form of communication I utilize, but I will call as well in order to gain clarity. I schedule an appointment via calenderly. My property requires renovations and I am having the utilities turned on which will require a 4-hour window, so in order to be cost-effective, the maintenance manager will start cleaning up the property and preparing my renovation quote while waiting for the utility representatives. Another company would have tried to make numerous trips - that would cost me extra money unnecessarily. I am a working mom with a family just trying to cash flow, I am not a bank and I do not want to feel my PM is taking advantage of me. Progressive Urban Property Management has not made me feel that way as someone new to the Cleveland market. They utilize buldium management software and my one wish thus far would be a chat/communication option that could be used along with the request option for questions by the landlords, for work Ex. if I am considering painting the brick, but it is not a need or necessity I can communicate this with my PM. Also videos along with photos would be great when doing the property inspection would be great for landlords. Also an option for landlords to upload documents to their profile under the PM account. This is my first property in the area and I will purchase more once I know I have a management team that will provide me the security and reliability that my property will require. I hope Progressive Urban Property Management will be a part of my plan. So far I believe they will be! I recommend Progressive Urban Property Management for out-of-state investors. George and Amy answer all my questions and I have many questions as it really takes a lot to trust a company to act in your best interest.

UPDATE: they keep coming by in announced. AND IT IS ILLEAGL- YOU HAVE TO GIVE 24 HOUR NOTICE They toured the upstairs without letting me know so i have a bunch of people walking through my front door WITHOUT BEING TOLD YET AGAIN!!!! You need to inform you tenants if they are showing the property Good luck getting proper communication from this company. Seems like reviews are the only way the higher ups will listen. They’ve shutdown power to my house without letting us know. We were told by amy that they would give us a gift card reimbursing us for the groceries and that never happened. We live in a two story duplex and their people will just drop on by without letting us know. So these random people who have keys to our house show up and come and go as they please. I was taking a nap and i was woken up with my houses back door being bursted open of some guy going upstairs. Nobody let me know, my dogs are going crazy, and I think someone just broke into my house. Turns out that he’s from progressive to look upstairs….shocker… now i have to wait till he leaves to go to work because i already don’t feel safe leaving things locked when he’s here…. The only good thing is the 3rd contractor company they use to repair things in this house. Shawn and his team are the only ones that properly communicate with me the if they are going to be here. AND THEY ARENT EVEN APART OF THIS COMPANY!
