I know that my experience with this company would have been better with a different property owner, but from the start, we had countless issues with repairs and communication in general. They consistently will ask you to leave five star reviews, which did not reflect my experience but I felt pressured into this many times as I did not want them retaliating. The main issue we had with them was a plumbing problem that rendered the shower unusable, and the communication was poor and it took a very long time for us to figure out why our shower wasn’t being fixed. We ended up moving out early and did not have a working shower for the last 2 weeks we were living at the property, and it became clear it was not going to be fixed in any timely manner. Later, after requesting the month’s rent back, we spoke with a representative who explained that the property owner was the one who was the source of the delay, and they could not get ahold of him. I give 2 stars because they did eventually make some effort to solve the problem, and did back us up in our complaints and tried to come to an agreement in our favor, but were unable to. However, at the end of the day, they are the ones who are responsible for keeping the property inhabitable, and they failed to do this. On top of this issue, we also had animals living in our roof that they could not get to leave, the house would not hold heat (would only heat to about 60 degrees and our energy bills were ridiculous), and communication was consistently poor. Again, I cannot speak for an experience for someone who has a more communicative property owner, but we have been incredibly frustrated in dealing with them and I am just happy to no longer be living at one of their properties. Edit: changing this to one star after being emailed to take this review down because it is “hurting their business”. This is so unprofessional.
Transitioned over from a private property manager to PUPM and I have yet to be dissatisfied! The Communication, timely responses and care that I get from Jam is so appreciated. Bob, the maintenance guy has been nothing but helpful from day one. I’ve dealt with property management companies before but PUPM has been nothing but great for me and my family!
I would like to commend Nickia Shepherd for her display of excellent service and professionalism. Nickia was patient while answering my questions regarding lead inspections. She was knowledgeable. Nickia gave detailed information with clarity. She directed me to the maintenance manager for questions that were out of her scope of practice. I was, thoroughly, satisfied with our conversation. She welcomed me to contact her again if I needed any other information. Two thumbs up to Ms. Shepherd.
Progressive Urban has been an outstanding upgrade of my property management services since making the switch a couple of months ago. George, Amy and team have been wonderful and the experience has been far and away to the previous management company I was using. 5-stars across the board for PUPM!!
PUPM has been incredibly helpful in helping us get our portfolio turned around. We had some issues with prior management companies and Amy and team listened to all Problems, and attacked them with extreme efficiency. Would reccommend to any investors in the area!

Sad to say I’m really disappointed in this company I’ve been having serious problems in my unit SUCH AS SHOWER BEING CLOGGED FOR 30 whole days ! This company is terrible ! They had people move in an apartment that wasn’t even ready for move in still haven’t fixed my issue in 30 days ! Also the apartment I stay in trash outside no one comes to clean I can go and on well I guess I be the first to say this COMPANY REALLY PLAYED !
I had a great experience with Jam, who checked in with me about my property. Bob came out to do maintenance and he did a great job explaining everything and giving me options.
UPDATED REVIEW TO THEIR REPLY: Gave my money in late November. They said I needed to "onboard" which I paid the money and met with them on the phone. They did not collect or attempt to collect rent until January! Beware of these people.... ORIGINAL: I am extremely disappointed with Progressive Urban Property Management. What I expected to be a professional, reliable management experience turned into a nightmare as a landlord. Communication was consistently poor. It often took days to get return calls or responses, even on time sensitive issues. More importantly, there was little to no urgency or effort when it came to collecting rent that was months behind. As the owner, I felt like I was the one pushing for action, instead of being supported by the management company I was paying. A major reason you hire property management is to protect your investment, handle tenant issues, and enforce collections. Unfortunately, that did not happen here. The lack of follow through and accountability cost me both time and money. I would not recommend this company to landlords who want proactive management, strong communication, and firm rent enforcement.

Unbelievably unprofessional and unresponsive. We have been living in one of their Ohio City properties for 8 months. When we moved in, the unit was filthy and the washer and dryer not hooked up. WE had to clean the mess left by the previous tenants that had only worsened over the 7 months that the unit was left abandoned. Since then we have had countless maintenance issues that have gone unsolved. It took them over 4 months to repair a leak in the roof, and the water damage inside has still not been addressed. Three different people have come to look at our furnace that stopped working and none of them were able to find a solution to the problem. It took them almost 2 months to fix a broken light socket. Our water, along with the adjoining apartment's, suddenly turned off (we haven't missed any rent payments) and we were told it wasn't an emergency and the maintenance team scolded us over the phone. You can contact whomever at this management company and you will not get a response. They do half-assed work and then ask for a 5-star review on Google. Amy Pierse, the operations manager, reached out to me when these issues first started but has since ignored any correspondence since. These people do not care about their tenants, let alone their properties and those properties' owners. Do NOT rent from Progressive Urban Property Management.
In Regards to the Jeremy the Exterminator he's been to our residents twice an he's done a thorough job. He is very pleasant,would recommend him to exterminate any place we would live in. 5stars for Jeremy ⭐️⭐️⭐️⭐️⭐️ we definitely see improvement. Thanks for sending someone who will get the job done.
Avoid at all costs, if you’re able! They really don’t care about their tenants or their property. Our old landlord sold the duplex we live in and this company bought it. First few months we spent fighting with them trying to overcharge us after being told by multiple people are rent would not change once ownership was transferred. We finally get that figured out after MONTHS of back and forth with the office. Then, right after we sign a new lease with them we have new neighbors move in below us in the duplex who smoke cigarettes inside stinking up their unit as well as our entire unit. I am severely allergic to cigarette smoke, management simply doesn’t care. I left a note directly to our neighbors as well as reported them to management every single time I smelt cigarettes coming through OUR vents into OUR unit. They say they deal with it but the neighbors continue to do it with complete disregard to us and our pets living above the getting secondhand smoke. Our lease has a huge clause about smoking and how its terms for lease termination, yet 6 reports later I am still waking up to cigarette smoke coming into our bedroom through the vents. For FOUR STRAIGHT MONTHS! They don’t care about their property CLEARLY but the lack of care for tenants is where I get frustrated.
Excellent Property Management company. I’ve had to switch multiple times and I’m sticking with them. Mareez has been exceptionally great to work with. Any concerns I voiced were handled patiently and quickly. Don’t waste your time anywhere else.
